Design/Build

Design/Build is a process in which the Contractor (S & S Builders) assembles a Team of Architects, Engineers and Subcontractors to meet an Owners requirements. The process allows the Owner to be involved from the beginning in working with this Team to create a project that meets all of the Owners needs.

When an Owner selects Design/Build for their project all parties involved are able to focus on the project with an emphasis on constructability, scheduling and quality. The Owner saves time and money by dealing with a single source for all matters, instead of separately with an architect, a contractor, an engineer and subcontractors. The project can be completed in less time because design, permitting and sometimes construction can overlap each other in what is known as “Fast Tracking”.

Having the Contractor involved and managing the team from the conception, ensures that constructability, and cost control is managed through out the design and bidding phases. The Team Concept – Owner, Contractor, Architect and Engineers - brings plans and specifications to completion which will require minimal changes during construction, this will ultimately cut down on materials costs, scheduling conflicts and allows for system compatibility.

Our experience with various owners over time has resulted in few if any “change orders” or other surprises during construction. We are able to save money on a project through good planning and communication, and the professional fees are kept to a minimum.

After the design phase is completed a Guaranteed Maximum Price is presented, including any professional fees that might occur.

Another advantage to Design/Build is that all ideas are generated by a Team with a cooperative approach. Construction Management At-Risk

Construction Management At-Risk provides a service that is cost effective, and provides for smooth working projects. The experience and knowledge of the Engineering Firm, Architectural Firm and Construction Manager, (CM) combine to provide the Owners input in the planning and design phase of the project. The CM (S & S Builders, LLC) provides construction leadership, contract management, supervision, scheduling and control of the work during the actual building phase. Only pre-qualified Sub-Contractors are used in this process to insure the best possible quality and production for the Owner. The CM (S & S Builders, LLC) has important input throughout the project in the methods of construction and the management and safety of workers to insure the job is completed on time and within budget. Like in the Design/Build process a Guaranteed Maximum Price is set at the beginning of the project and the CM (S&S Builders, LLC) is there throughout the whole process to provide advice on:

  • Enhancing project design and construction quality;
  • Controlling the scope of the work;
  • Project scheduling;
  • Best use of design and construction firms' skills and talents;
  • Avoidance of delays, changes and disputes;
  • Best use of available funds; and
  • Most flexibility in contracting and procurement;

to insure the project is completed at the best possible benefit to the client.

Land Development

S&S Builders, LLC has developed raw land for various clients over the years. The size of the projects has been as small as 0.5 acre for an office or shop, and up to 100 acres for mixed use residential multifamily and commercial use.

Our knowledge of the local markets and experience with city/county regulations allow us to anticipate and plan for a successful, on time project. Our goal in development is to maximize the use of the land minimize regulatory delays and solicit the best pricing for our clients.
